General Terms & Conditions for Alpenidyll Apartments – GERZ GmbH

By making a booking/reservation, the following terms and conditions are deemed accepted by the booking party and all registered guests.

The detailed description of the properties and the associated costs form the basis of the booking.

These materials are compiled to the best of Alpenidyll Apartments – GERZ GmbH’s ability, though complete accuracy cannot be guaranteed.

Bookings for the properties offered by us can be made by phone, email, or online at www.alpenidyll.com. A written confirmation will be sent promptly. Upon receipt of this booking confirmation, a contract between Alpenidyll Apartments – GERZ GmbH and the guest is considered concluded.

If the confirmation includes an alternative property deviating from the offer or website listing, acceptance is assumed upon payment of the deposit. In all cases, the details in the booking confirmation are considered binding.

If unavoidable changes to the services or prices become necessary on our part, you will be informed immediately. Should such a change significantly affect the agreement (e.g., loss of a distinguishing feature that made the property appealing – explicitly excluding access restrictions), you may withdraw from the contract at no cost within 3 days of receiving the notice. Any payments already made will be refunded.

Should the rental property not meet the stipulated standards due to a fault on the part of Alpenidyll Apartments – GERZ GmbH, a comparable alternative will be offered where possible. If this does not occur, and the fault lies clearly with Alpenidyll Apartments – GERZ GmbH, a price reduction may be applied dependent upon the degree of the deficiency.

The foundation is the total price as stated in the booking confirmation including rental fee + local tourist tax + final cleaning and linen fee + any additional booked services such as extra beds or pet surcharges etc.

Deposit: 40% within 7 days of placing the booking
Remaining balance: 60% no later than 14 days before arrival

If the deposit is not received within 7 days of placing the booking, Alpenidyll Apartments – GERZ GmbH will cancel and invalidate the reservation without further notice .

Failure to pay the remaining balance and security deposit by 14 days before arrival is treated as a cancellation on the part of the customer. The reservation will be voided by Alpenidyll Apartments – GERZ GmbH, and the deposit retained in full.

For bookings made less than 14 days before arrival, 100% of the cost of the stay plus the security deposit is due immediately.

All of these payments must be made by bank transfer!

For short-notice or last-minute bookings where a timely bank transfer is no longer feasible, payment is to be made exclusively by credit card upon key handover.

ID Requirement: A copy of a valid passport or ID for every guest must be submitted immediately upon receipt of the booking confirmation, along with all required guest data. This is mandatory for every booking through Alpenidyll Apartments – GERZ GmbH.

If the guest makes any changes to or cancels the booking as confirmed in the reservation, for whatever reason, this is only valid if submitted and confirmed in writing without exception.

More than 13 days before arrival: no charge
8 to 13 days before arrival (inclusive): 50% of the total price
0 to 7 days before arrival (inclusive): 100% of the total price

Note: For some holiday homes, a stricter policy may apply: 0 to 30 days before arrival = 100% of the total price.

Alpenidyll Apartments – GERZ GmbH reserves the right to cancel bookings without notice in various cases of force majeure as well as war, strikes, epidemics, government decrees, or similar unavoidable events.

This also applies in case of a rental ban imposed by the property owner.

Likewise, if required guest data or copies of identification documents are not submitted in full and timely fashion upon request, we reserve the right to cancel.

The right to adjust prices after conclusion of the contract and up to 28 days prior to the start of the rental period applies in the event of circumstances such as the amendment or introduction of a tax or levy on an included service, exchange rate fluctuations, or similar reasons. If such a price increase exceeds 10%, the guest may withdraw from the contract free of charge within 3 days of receiving the notification. Any payments already made will be fully refunded in such an instance.

Alpenidyll Apartments – GERZ GmbH expressly recommends that guests take out appropriate travel cancellation insurance or ensure that such coverage is in place, as a precaution against possible cancellation costs.

Most properties offered by Alpenidyll Apartments – GERZ GmbH are equipped with key safes, allowing guests to arrange their arrival with considerable flexibility. In such cases, check-in is possible from 5:00 p.m. on the confirmed day of arrival. Please note, however, that contact with Alpenidyll Apartments – GERZ GmbH – for example, in the event of arrival or access issues – is only guaranteed to be possible until 6:00 p.m.

In cases of unforeseeable or planned late arrival, complete prevention of arrival, or premature departure – regardless of the reason – the full rental price remains payable.

Check-out must take place no later than 10:00 a.m. on the day of departure. Arrangements for any exceptions must be made in timely fashion.

Any extension of the stay must be agreed upon in advance and without exception with Alpenidyll Apartments – GERZ GmbH, which will then decide at its own discretion and communicate any applicable terms.

Published or generally applicable "rules" must be observed. These include, for example:

• Compliance with the respective house rules (as posted on-site or communicated directly)
• Occupancy of the accommodation must not exceed the number of persons booked
• Accommodation of animals is only permitted if expressly allowed and – typically subject to a fee – booked or agreed upon accordingly; proof of valid pet or personal liability insurance covering any potential damage caused by the animal is required prior to booking.
• Waste must be disposed of according to the instructions provided on site or according to general knowledge
• The kitchen, including all inventory and equipment, must be cleaned by the guest; this is not included in the final cleaning service
• Parking and storage areas for motor vehicles, bicycles, skis, etc., must be used appropriately
• Devices (e.g. television, washing machine, dryer, etc.) must be operated with due care and according to the instructions provided
• Internet/Wi-Fi may only be used in accordance with instructions
• Consideration toward neighbors is required at all times
• Excessive noise, smoking, or other disruptive behavior must be avoided. If emergency services (e.g. fire brigade, ambulance) are summoned due to the tenant’s misconduct, all resulting costs shall be borne by the tenant. In the event of eviction, this must be complied with, and no refund of rent will be issued.
• Any damage must be reported immediately and in writing if possible. The guest is liable for all damages resulting from improper use or willful misconduct. Hidden and non-reported damages will be claimed retroactively.
• As a general rule, each property must be treated with care.
• Each guest is exclusively and solely responsible for themselves, their belongings, and any items they bring with them. It is explicitly stipulated that Alpenidyll Apartments – GERZ GmbH accepts no liability whatsoever for injuries or for direct or indirect damages of any kind incurred by a guest in the course of their stay.

The company Alpenidyll Apartments shall be held harmless and indemnified in all cases without exception.

In the event of a complaint, contact must be made with Alpenidyll Apartments – GERZ GmbH or the on-site representative. Any damages must be reported without delay and in a verifiable manner (ideally by email, with or without prior verbal/telephone notification).

Complaints that are reported only later – despite being known earlier – or at or after departure will not be given consideration.

Alpenidyll Apartments – Gerz GmbH is a "Card Partner Business" of the ARGE Schladming-Dachstein Card. As a result, all accommodation establishments offered through Alpenidyll Apartments – Gerz GmbH are automatically Sommercard properties and grant guests complimentary access to a variety of attractive vacation experiences throughout the region. Bookings without inclusion of the Sommercard benefit are not possible.

By making a booking for a Sommercard property offered by us – whether by phone, email, or online via www.alpenidyll.com – you expressly consent, in accordance with the provisions of the EU General Data Protection Regulation (GDPR), to the transmission of your registration data to the guest card system “ARGE Schladming-Dachstein Card” and to its further processing within that system.

The booking confirmation constitutes the conclusion of the contract between you and Alpenidyll Apartments – GERZ GmbH and also signifies your consent to data processing.

Furthermore, the booking confirmation constitutes your explicit consent to the transfer of your passport or national ID details to the property owner, in the event that such data is specifically required for the purpose of damage settlement procedures related to property rented via Alpenidyll Apartments – GERZ GmbH.
